  • Confirming tenant references with Letting Agent.
  • Advising Letting Agent on Special Conditions for contract.
  • Arranging registraton with Private Residential Tenancies Board.
  • Agreeing Inventory with tenant at commencement and termination of tenancy (if appropriate).
  • Agreeing Wear and Tear details at commencement and termination of tenancy (if appropriate).
  • Setting up Standing Order with tenant and tenant's bank for monthly payment of rent.
  • Confirming rent payment and crediting to Landlord's bank account on a monthly basis.
  • Forwarding detailed accounts to Landlord and his/her financial adviser annually for taxation purposes and on a regular basis throughout the year.
  • Inspecting exterior and interior of property every quarter and advising Landlord of any problems encountered or maintenance required.
  • Providing the services of tradespeople i.e. electricians, plumbers, decorators, gardeners etc., as required.
  • Dealing with tenant's queries or problems promptly and efficiently when they arise.
  • Processing relevant insurance claims should they arise.
  • Paying any management or service charges due on the property, if required.
  • Carrying out a thorough inspection of property and contents at termination of tenancy.
  • Providing professional cleaning services at commencement and termination of tenancy, if required.

  • Other complimentary services related to property maintenance assessed by agreement.
