  • Visiting the property and advising Landlord on current market rental levels and discussing personal requirements regarding tenancy.
  • Marketing the property by putting details on our Website and circulating our Letting List to selected corporations, embassies and Relocation Companies.
  • Advertising the property on Landlords behalf and placing "To Let" sign adjacent to property, if appropriate.
  • Accompanying prospective tenants to view the property.
  • Securing and checking bank, employment and previous Landlord’s references.
  • Taking and agreeing Inventory of contents at commencement and termination of tenancy.
  • Taking and agreeing Wear & Tear details at commencement and termination of tenancy.
  • Instructing Landlord’s solicitor in drawing up Letting Agreement or, if preferred, preparing same at our offices.
  • Ensuring lease is properly executed and, where relevant, collecting stamp duty from tenant and arranging stamping with Revenue Commissioners.
  • Arranging registration with Private Residential Tenancies Board.
  • Assisting in the transfer of electricity, gas, telephone, cable television, burglar alarm monitoring etc. into the tenant’s name and agreeing oil level in tank with tenant.
  • Dealing with tenants’ queries or problems promptly and efficiently when they arise.
  • Inspecting exterior and interior of property every quarter and advising Landlord of any problems encountered or maintenance required.
  • Providing the services of tradespeople i.e. electricians, plumbers, decorators, gardeners, etc. as required.
  • Processing relevant insurance claims, should they arise.
  • Paying any management or service charges due on the property, if required.
  • Transferring rent to Landlord’s account on a monthly basis.
  • Forwarding detailed accounts to the Landlord and his/her financial adviser annually for taxation purposes and on a regular basis throughout the year.
  • Carrying out a thorough inspection of property and contents at termination of tenancy.
  • Providing cleaning services at commencement and termination of tenancy, if required.
  • Other complimentary services related to property maintenance assessed by agreement.
